Landed property valuations are more complex because each property is unique — differing in land area, built-up size, age, condition, and redevelopment potential. Comparable transaction data is also sparser due to lower transaction volumes. Valuations rely heavily on recent transactions of similar landed types (terrace, semi-detached, bungalow) within the same district.

Key factors include land area, gross floor area (GFA) and plot ratio, property sub-type (terrace, semi-detached, bungalow), freehold vs 99-year tenure, condition and age of the structure, district and proximity to good schools and amenities, and developer or redevelopment interest in the area.

Generally, foreigners require approval from the Singapore Land Authority (SLA) to purchase landed residential property in Singapore, with limited exceptions such as Sentosa Cove. This restriction limits the buyer pool for most landed properties to Singapore Citizens and Permanent Residents, which is a factor in valuation.

Gross Floor Area (GFA) refers to the total floor space within a building, including all storeys. For landed properties, allowable GFA is determined by the site area and plot ratio under the Master Plan. A larger allowable GFA means greater redevelopment potential, which can significantly boost a site's value beyond the existing structure.
